Marketing then starts with presentation: professional photography, strong property descriptions, MLS exposure, and social media/Google visibility, plus buyer and agent outreach. The goal isn't to look like every other listing, it's to show buyers why this one beats the competition.

1. How do I know what my home is really worth in today's market?
I do not believe your home's value should come from an automated estimate alone. I look at recent sales, current competition, condition, upgrades, location and what buyers are responding to now. I also look at what has not sold, because that can tell us just as much. My goal is not to give you the highest number. It is to give you an honest picture of where your home fits in today's Tampa Bay market and build the strategy from there.

2. What should I do before putting my home on the market?
Start with the things that will change how a buyer experiences the home. That does not necessarily mean remodeling. Sometimes editing furniture, improving lighting, addressing deferred maintenance and making rooms feel larger can have more impact than an expensive project. I look at your home through a buyer's eyes and help you decide what is worth doing, what is not and where your money is better left alone.

3. How can my resale home compete with new construction?
This is becoming increasingly important in growing Tampa Bay communities. Buyers may compare your home with builders offering incentives, warranties and new finishes. But resale homes can offer advantages too, including established locations, completed improvements, fences, window treatments, mature landscaping and features buyers would otherwise pay for after closing. I focus on identifying those differences and making sure buyers understand the value already built into your home.

4. Should I adjust my price if my home is not getting offers?
Not automatically. First, I want to know what the market is telling us. Are buyers finding the listing? Are they saving it? Are we getting showings? What feedback are we receiving? What has sold since we listed? Has new competition entered the market? Price matters, but it is not the only lever available. I believe in diagnosing the problem before prescribing the solution.

5. How do I choose the right REALTOR to sell my home?
Ask what happens after the listing goes live. Marketing a home is only the beginning. I believe your agent should be able to explain the pricing strategy, competition, buyer response and what should change if the original plan is not producing results. You should know who is representing you, what they are doing and why. That is the standard I would expect if I were the seller.
